Los Osos Middle School

Measure C will begin with a focus on the exterior of the campus, along with new HVAC (heating, ventilation, and air conditioning) systems.   In addition to the the roof, HVAC, and exterior upgrades, we will be modernizing all of the main restrooms on campus. The restrooms will be brought up to current ADA standards, as well as the addition of unisex restrooms.  Modernization of the office and security fencing at the front of the campus.  Campus-wide new fire alarm and ADA walkways from the top to bottom portion of the campus will be added, along with infrastructure (water, gas, electric) upgrades. We will also resurface the tennis courts and add pickleball courts.

• Office remodel/modernization to include: new entry at two windows on north wall with side entry into campus at existing location; reconfigure space with new walls, finishes, casework, and HVAC with cooling;  repurpose MP storage room for use into office area.
• Provide new ornamental iron fencing across entry courtyard for security.
• Re-roofing all campus buildings, including; built-up roof (BUR) with gravel for flat roof areas, and replace wood shakes on mansards with cement fiber board or other material.
• Re-roofing library building with comp roofing and BUR with gravel for flat roofs. 
• Re-roofing and repair of covered canopies, including: new PVC roofing with walk pads, new fascia, cut-off wood outriggers, repair damaged beams and connections,  Re-roofing and repair of covered canopies, including: new PVC roofing with walk pads, new fascia, cut-off wood outriggers, repair damaged beams and connections,  remove internal gutter, install fascia mount gutters, remove sections of canopies, and possible cut back of width of canopies. Remove exterior walkway doors and windows.
• Painting all campus building exteriors, including walls, soffits, doors, and canopies. Remove louvers from window exteriors. 
• Replace HVAC units on all permanent buildings and add cooling with individual units for each classroom and major spaces. 
• Sewer utility upgrades at kitchen. 
• Modernize and upgrade two main student restrooms. 
• Minor domestic water upgrades (5% of campus). 
• Resurface/repairs at tennis courts and convert three courts to pickleball. 
• Replace two sets of stairs from upper level to fields.
